Market Comment for 2012

What is 2012 likely to bring for the property market ?

As we enter a historic Olympic year, what hurdles will we need to overcome, what event preparation needs to be considered and who will be the winners and losers?

The biggest hurdle is undoubtedly the economy and problems with the Eurozone but on the positive side Mervyn King, the Governor of the Bank of England, says inflation will fall “sharply” this year and interest rates are not likely to rise so keeping mortgage payments down.

However uncertainty, job security and the rising cost of living are major issues which mean the possibility of any general rise in house prices is far away on the horizon.

In the housing market we expect realism and preparation to be key in achieving a sale.

If your Agent is able to provide clear market advice and comparable evidence about what has sold recently then do take their advice. Whether you are moving up or down the ladder, the issue should not necessarily be what you sell for, but making sure that the difference between what you sell for and what you buy for, works for you.

Preparation

Preparation before selling is vital. A sports manager once said of his team “fail to prepare and you are preparing to fail”. Make sure that your property looks its best before marketing. On this website under Selling /Selling tips there are some suggestions to help improve the presentation of a property before it comes to the market.
